Property investors 'should focus on modern buildings'
If you are currently building up your property portfolio by making a series of investments in British real estate, you will be only too aware of the vast quantities of abodes currently on the market.
It is therefore important to have a clear idea of exactly what you are looking for, so that you do not spend too much time evaluating hundreds of properties and can focus your attention and resources on those that you are extremely interested in.
Peter Mindenhall, a researcher at property investment strategies company IPINGlobal.com, has issued some advice on the matter, in which he described modern dwellings as the most attractive to buyers.
Indeed, he noted that those of you who are looking at properties for sale in Surrey with the intention of renting them out – to individuals such as students – should definitely aim to secure deals for new builds and other contemporary accommodation.
"New-build developments with planning approval and support from the university and local council are the primary things to consider. Some developers will also include management services or companies which will appeal to more active investors," Mr Mindenhall stated.
When it comes to the cost of housing, it is also worth contemplating regional variations. For example, a recent Halifax study found that values are still much higher in the south than in the north of England.
However, the gap is said to have closed over the last ten years, as northern addresses have become 90 per cent more valuable while those in the south have risen in price by 79 per cent.
Mr Mindenhall went on to note that traditional properties are being left behind as rental demand fuels the market and investors only splash out on the high-end dwellings they feel will attract tenants. Therefore, it is essential you get your next big decision right.
